Just the facts, please.

That’s what sellers want to know when they’re considering listing their home in today’s market. What are the comparable sold prices? What do we need to fix or renovate to make the house appeal to the broadest number of buyers? How long can we expect the process to take?

For Gretchen Raiff, those questions were critical in looking for an agent to represent her home. “We’d previously worked with another agent who was known as an expert in our neighborhood, but after lots of piecemeal spending and a rush of showings at first, the traffic and interest came to a halt. We were left with the choice to make major renovations or drastically lower the price.” The family decided to stop working with their original agent and began looking for someone who could provide smart feedback, compelling data and a marketing plan for selling their home.

Over a Starbucks’ coffee and a candid conversation with an agent from Briggs Freeman Sotheby’s International Realty, Raiff walked away with a step-by-step plan for the entire process.

Our agent “looked me in the eye and said ‘Your house is stuck in the ‘80s.’ She told me to get rid of every bit of brass in the house, cap off all the ceiling fans and paint every wall white,” said Raiff. “And she gave us great advice about how to add a sense of privacy to our property without building an expensive fence or obstructing the wonderful views. She also told us to resurface the pool because when people buy a house with a pool, they want to know they can jump right in.”

With all the recommended updates made and a new, higher price tag, the group was working a deal within three days.

“What a turnaround,” said Raiff. “Having an agent who took the time to understand our home and its potential was invaluable. It’s a classic case of getting the right information before you take action. That’s the difference between success and failure.”
